Guidelines & Standards

Application and Inspection Procedures

Complete an application on the form provided by the Membership Committee and submit a $25 inspection fee.

Inspection shall be conducted by at least two members of the Membership Committee, and the applicant shall comply with all standards imposed by Membership Committee guidelines.

If the applicant is not a member of ABBI or is not rated at least three by AAA or Mobil, the inspection shall be a complimentary overnight stay during a non-peak period by a member of the Membership Committee.

The applicant shall be approved by a majority of the Members of the Guild

Absent requirement by applicable statute or ordinance, the applicant or member at minimum shall have an owner or innkeeper on site during normal business hours and on continuous call after normal business hours. Short absences for purposes of errands and meetings are acceptable.

The applicant shall meet all governmental license and reporting requirements.

The applicant shall offer breakfast to guests on the premises at no additional charge.

The applicant shall maintain adequate liability insurance coverage.

The applicant shall maintain high standards of housekeeping, food preparation, service and hospitality.

Unless otherwise defined by either Yavapai or Coconino County, as appropriate, the applicant shall be defined as a Homestay (three rooms), a Bed and Breakfast (four to six rooms), or a Bed and Breakfast Inn (seven to sixteen rooms).

The applicant shall offer home-like common rooms for the comfort and utilization of its guests.

The applicant shall operate six months prior to application for membership.

The applicant must be located on property with a Sedona street address, including Oak Creek Canyon and the Village of Oak Creek.

To maintain membership, a Member must attend at least fifty percent of the meetings each calendar year.

The applicant must have a published smoking policy.

A member may be re-evaluated when two or more guest rooms are added.

A member may be re-evaluated if such member's operation becomes inconsistent with the Guild's membership guidelines.
Each member must pay an annual fee of $20.

Guild Standards

Hospitality and personalized attention to guests is a primary goal. Hosts and/or staff shall normally be present and provide a pleasant, warm and friendly atmosphere with attentiveness to the guests needs.

All guests rooms must meet specific requirements and must be available consistently for guests and not for general boarders or members of the family. Because hospitality is the hallmark of bed and breakfast accommodations, a common area must be available 24 hours a day for guest use. The common area should present a home feel rather than the ambiance of a commercial lobby. Facilities with no host or which offer rentals for permanent boarders are not eligible for membership.

There must be a telephone available for guest use in the common area or in the guest rooms. A separate telephone line for guest use is suggested.

There shall be a minimum of one full guest bath provided for each two guest rooms. The bath should not be shared by more than four people.

The premises must comply with all local, state and federal fire protection regulations. There shall be a minimum of one smoke detector per guest room and in all common areas. The kitchen must have a fire extinguisher readily accessible.

Each guest room must have adequate heating and ventilating equipment which meets local safety codes.

The location of the facility should be attractive, desirable and safe.

Convenient parking must be available on or near the facility.

The exterior architecture must convey an inn rather than a hotel ambiance. Both the facility and the surrounding grounds must be attractive and consistently well maintained. Parking areas, walkways, and the entrance must be safe and well lit.

All interior spaces, including public areas, guest rooms, bathrooms, and dining areas, must demonstrate a high standard of cleanliness, be consistently well maintained and provide a pleasant atmosphere. Excellence in housekeeping and maintenance throughout are of primary importance. Failure to meet this requirement will disqualify a facility from membership regardless of other features and amenities offered to guests.

Each guest room must have individual and pleasant decor with quality furnishings. Adequate space must be provided for guests to move freely about the room and comfortably store their hanging clothes and belongings. Windows must be equipped with shades or drapes where necessary for privacy or outside light control. A lock from inside the room is necessary for privacy.

Beds must be of good quality and comfortable. Sofa beds or cots cannot be used as primary beds in a guest room. Bedding must include at least two sheets, mattress pad, pillow and pillowcases, and adequate blankets, all of which must be in good condition and free from soil and stains. Linens must be changed after the departure of each guest. For stays of more than one night, linens must be changed at least every third day.

Furnishings must include a comfortable chair, a night stand conveniently located next to each bed, storage for clothes and a waste basket with plastic liner. Good lighting (75 watt bulbs or brighter) is required at each bed, writing surface, and chair. Additional items recommended include a light switch at the entrance to the guest room, luggage rack, alarm clock, night light and flashlight.

Bathrooms must have spotless floors, walls and fixtures. Ample amounts of hot water must be available at all times. Good lighting is essential. Safe heating units should be provided if the regular heating system does not adequately warm the bathroom. The door should have a latch.

Each bath must be equipped with the following fixtures of high quality and standard size: commode, combination tub/shower, tub or shower with non-skid devise, sink, adequate shelf for toiletries, well lit mirror at sink, adequate and convenient fixtures for hanging towels, convenient electric outlet, and robe hook. An exhaust fan or ventilation equipment is recommended.

Each guest must be supplied with at least one large bath towel, hand towel, and face cloth. Additional supplies must include a waste basket with plastic liner, toilet and facial tissue, drinking glass or wrapped disposable cup, and liquid or individually wrapped guest soap.

The kitchen area must be clean and well maintained to comply with high standards of sanitation and hygiene. Food quality and preparation must be at a consistently high standard. Breakfast must be served in an attractive and quality presentation. A full or continental breakfast must be offered for each day of a guests stay and be included in the room rate. The host or staff will
prepare breakfast for the guest, unless other arrangements are made with the guest.

If a continental breakfast is served, it shall include at least a hot beverage, bread or pastry, and juice.

A full breakfast must include a hot beverage, cereal or bread or pastry, juice and a hot entree.

Management and staff must be available courteous, present a good appearance, treat guests in an ethical, business-like manner, and provide conscientious attention to the guests needs. Accurate financial and guest records must be kept, and the business must be operated in compliance with all local, state and federal laws. The facility must keep adequate liability insurance coverage in force.

Rates for guest rooms must be published. Deposit and cancellation policies must be disclosed to guests at the time the reservation is made. These policies must appear in brochures and confirmation notices.

All reasonable precautions must be employed to secure the personal safety of guests and protection of their possessions from damage and theft. Emergency numbers must be posted by the guest telephone.
